Our Exterior Painting Process
Full pressure wash — Before any prep or paint work begins, we wash the entire exterior surface at the correct pressure for the substrate. Dirt, mildew, chalking, and loose paint cannot be painted over. They must be removed.
Scrape and sand — All peeling paint is hand-scraped. All bare wood is sanded to a clean, uniform surface. This step is where we earn our reputation — and where most budget contractors skip to protect their margin.
Caulk all penetrations and seams — Window frames, door casings, corner boards, trim-to-siding transitions: every joint is caulked with a high-quality paintable sealant. This is moisture management. Skip the caulking and moisture gets behind the paint within one season.
Prime bare and problematic surfaces — Spot prime all bare wood and any surfaces with staining, bleed-through, or adhesion concerns. Full prime coat on raw substrates.
Two finish coats — We apply two full coats of Sherwin-Williams Duration or Emerald Exterior. Not one coat cut thick. Two coats, properly dry between applications, at the correct spread rate.
Final walkthrough — We walk the exterior together before we take final payment. You identify anything that needs attention. We address it before we leave.

HardiePlank and fiber cement— Charlotte's newer construction is dominated by HardiePlank and other fiber cement siding products. These surfaces hold paint beautifully when properly primed — and fail quickly when they're not. We prime every bare fiber cement surface before topcoat.
Spray-applied exterior — For large surface areas, complex architectural exteriors, and stucco or block surfaces, we use airless spray application for a smooth, uniform finish that roller and brush cannot match.
Stucco painting and recoating — We specify elastomeric coatings on stucco exteriors — these breathable, flexible coatings expand and contract with the stucco substrate without cracking, protecting against the moisture intrusion that Charlotte humidity brings.
Deck and fence staining — Strip, clean, sand, and re-stain wood decks and fences. We use penetrating oil stains or film-forming products depending on the wood species and your preference.
