How Much Does It Cost to Paint a House in Charlotte, NC? (Real Numbers, No Fluff)

If you Google "how much does it cost to paint a house," you'll get an answer so broad it's useless. "Between $900 and $28,000." Thanks. Very helpful.
We're going to do this differently. These are real numbers from real jobs we've completed across Charlotte — in Ballantyne, Weddington, SouthPark, Mint Hill, Matthews, and the Dilworth/Myers Park corridor. Adjust up for larger homes, complex architecture, or high-end finishes. Adjust down for smaller footprints and straightforward prep.
No disclaimers. No bait-and-switch. Just the truth about what things cost.
Interior Painting Costs in Charlotte
The quick formula: $2.50–$4.00 per square foot of paintable wall surface.
What moves the number up: ceilings above 9 feet, dark colors requiring extra primer coats, walls with significant damage that need skim coating before paint, detailed trim work, or a home that hasn't been painted in 10+ years and needs serious prep.
What keeps the number at the lower end: well-maintained walls, standard 9-foot ceilings, neutral-on-neutral color change, and a home that's been properly cared for.
Real examples from Charlotte jobs:
Entry-level 3BR/2BA ranch in Mint Hill (1,450 sq ft):
Interior repaint — walls, ceilings, trim throughout. $3,200 – $3,800
Standard 4BR/2.5BA suburban home in Matthews (2,400 sq ft):
Full interior — all rooms, closets, ceilings, doors, and trim. $5,500 – $7,200
Larger traditional home in Weddington (3,800 sq ft, 10ft ceilings):
Full interior with detailed crown molding painting throughout. $9,500 – $13,000
High-end custom home in Providence Country Club (5,500+ sq ft):
Full interior including decorative ceiling details, library paneling, wine room. $18,000 – $26,000+
Exterior Painting Costs in Charlotte
The quick formula: $1.75–$3.50 per square foot of paintable exterior surface.
What moves the number up: two-story or three-story homes requiring lifts or scaffolding, significant wood rot that needs repair before painting, stucco or masonry surfaces requiring specialized coatings, homes with complex rooflines and lots of trim, or extensive prep including scraping and priming.
Real examples:
Vinyl-siding ranch in Kannapolis (1,600 sq ft footprint):
Power wash, prime bare spots, two-coat exterior. $2,800 – $3,600
Two-story traditional in Ballantyne (2,600 sq ft footprint):
Full exterior — siding, trim, shutters, garage door, front door. $5,500 – $7,500
Brick and HardiePlank home in Marvin (3,200 sq ft footprint):
Brick painting, HardiePlank repaint, trim, and fascia. $8,500 – $11,500
Estate home with stucco exterior in South Charlotte (5,000+ sq ft):
Full stucco repaint with elastomeric coating, trim, and detailing. $16,000 – $24,000
Cabinet Painting
This one surprises people. Cabinet painting is more labor-intensive per square foot than almost anything else we do — because it requires full disassembly, degreasing, sanding, bonding primer, and often two topcoats by spray for a factory-smooth finish.
*Standard kitchen (25–35 cabinet doors + frames):* $2,800 – $4,500
*Large or custom kitchen (40+ doors, island included):* $4,500 – $7,000+
These are finished prices that look like they came from the factory. Not rolled-on, not brushed-on. Sprayed and finished properly.
Drywall Repair Add-Ons
Most homes need at least some repair work before painting. Here's what common repairs typically add to a job:
- Small holes and nail pops: $75–$150 per room
- Water stain repair and prime: $150–$350 depending on size
- Skim coat on a single wall: $300–$600
- Popcorn ceiling removal (per room): $400–$900
What You're Paying For (And Why Cheap Bids Are Expensive)
The biggest variable in any painting estimate isn't the paint — it's the labor, and more specifically, the prep. A crew that skips prep will give you a bid 20–30% lower than ours. They'll also give you a paint job that starts peeling in 18 months, especially on exteriors in Charlotte's climate.
When we give you an estimate, you're paying for:
- Proper surface prep including sanding, caulking, and priming
- Professional-grade Sherwin-Williams products (not builder-grade)
- A crew that shows up when scheduled and finishes when we say
- A final walkthrough before we take final payment
